fa برآورد تقاضا و ارزیابی اقتصادی و مالی سازه های گردشگری در مجاورت سدهای آبی (مطالعه موردی: سد فرخی، استان خراسان جنوبی) تخصصي Special كاربردي Applicable <div style="text-align: justify;"><span style="font-size:12pt"><span style="direction:rtl"><span style="unicode-bidi:embed"><span style="line-height:115%"><span style="font-family:Calibri,sans-serif"><span lang="AR-SA" style="font-size:13.0pt"><span style="line-height:115%"><span b="" style="font-family:" zar="">در سالهای اخیر ایجاد مراکز تفریحی و گردشکری به عنوان یکی از خدمات بخش اقتصاد، شاهد رشد چشمگیر است چرا که علاوه بر ایجاد درامد، اشتغالزایی مناسبی را نیز رقم میزند. احداث این مراکز در نزدیکی آب، سبب ایجاد چشم‌انداز زیبا و افزایش رضایت مشتری میگردد. سدها و بندها به علت وجود این چشم‌انداز محل مناسبی برای ایجاد خدمات مرتبط با گردشگری می‌باشند. در استانهای کم آب و شرقی کشور، به علت محدودیت دسترسی به منابع آبی، این چشم انداز میتواند پتانسیل دوچندان نسبت به سایر نقاط، داشته باشد. هدف تحقیق حاضر آن است که امکانسنجی اقتصادی و مالی ایجاد یک مرکز تفریحی و گردشگری را در مجاورت سد فرخی، واقع در شهرستان قاین، در استان خراسان جنوبی،&nbsp; بررسی شود. در این راستا، در مطالعات بازار، در طرف تقاضا، تعداد افراد بالقوه بازدیدکننده، به کمک شاخص گراویتی برآورد و طرف عرضه نیز به کمک تکمیل پرسشنامه از بازدیدکنندگان سد، در بهار 1404 تحلیل و بررسی و پروژه هایی نهایی پیشنهاد شد. ارزیابی مالی و اقتصادی پروژه های پیشنهادی، نشان داد که سرمایه گذاری در مجاورت سد با عدد 146,879 میلیون ریال در طی یک سال ساخت، و با سرمایه در گردش 21,308&nbsp; میلیون ریال، دارای نرخ بازده داخلی (</span></span></span><span dir="LTR" style="font-size:10.0pt"><span style="line-height:115%"><span new="" roman="" style="font-family:" times="">IRR</span></span></span><span lang="AR-SA" style="font-size:13.0pt"><span style="line-height:115%"><span b="" style="font-family:" zar="">)، 84% ، با در نظر گرفتن عمرمفید پانزده سال خواهد بود. خالص ارزش فعلی مورد انتظار (</span></span></span><span dir="LTR" style="font-size:10.0pt"><span style="line-height:115%"><span new="" roman="" style="font-family:" times="">NPV</span></span></span><span lang="AR-SA" style="font-size:13.0pt"><span style="line-height:115%"><span b="" style="font-family:" zar="">) برابر 3,997,792 میلیون ریال، و دوره بازگشت سرمایه عادی برابر 3 سال و 9 ماه و دوره بازگشت سرمایه پویا (با تنزیل کردن خالص درآمد) آن برابر 4 سال و 3 ماه می‌باشد و همچنین اشتغال 10 نفر را تامین خواهد کرد.</span></span></span></span></span></span></span></span></div> <div style="text-align: justify;"><span style="font-size:12pt"><span new="" roman="" style="font-family:" times="">In recent years, the establishment of recreational and tourism centers, as one of the service sectors of the economy, has experienced significant growth, as it not only generates income but also creates substantial employment opportunities. The construction of such centers near water bodies leads to attractive landscapes and increased customer satisfaction. Dams and barrages, due to the presence of these scenic views, are suitable locations for the development of tourism-related services. In water-scarce and eastern provinces of the country, limited access to water resources makes such landscapes have even greater potential compared to other regions. The aim of the present study is to assess the economic and financial feasibility of establishing a recreational and tourism center adjacent to Farrokhi Dam, located in Qaen County, South Khorasan Province. To this end, in the market studies, on the demand side, the number of potential visitors was estimated using the gravity index, while the supply side was analyzed through questionnaires completed by dam visitors in the spring of 1404 (2025). Based on these analyses, final project proposals were presented.The financial and economic evaluation of the proposed projects indicates that investment in the vicinity of the dam, with a fixed investment of 146,879 million rials over a one-year construction period and working capital of 21,308 million rials, would yield an internal rate of return (IRR) of 84%, assuming a useful life of fifteen years. The expected net present value (NPV) is 3,997,792 million rials. The simple payback period is 3 years and 9 months, while the discounted payback period (based on discounted net income) is 4 years and 3 months.
